Planning
The first step is to select your blueprints - bring your own or choose from ours. On our Floor Plans page we have over 400 plans for you to choose from along with an architect ready to make any modifications you need. We will meet to review the blueprints and define materials to be utilized. Then we will send your plans out for bids and put together a budget.

Financing
Next, we submit your package to a mortgage company for approval. Our mortgage company has several programs to make building a home affordable and convenient. Many loans do not require a payment until the home is complete and some offer a convenient one-time closing option.

Your Foundation
Your home site is cleared and prepared for pouring the foundation. Concrete forms are set and the rough plumbing is completed. Rough electrical (islands) and gas lines are set. The county and city will inspect. Next, your foundation is poured.

 

 

Framing
Your lumber is dropped on the premises and the framing begins. This is a very exciting time as you can now see your home take shape. Decking, cornice, and windows are installed. Mechanical roughs are completed including plumbing "top-out" and HVAC rough.

Exterior (Masonry and Roofing)
Your roofing materials are installed. We can install metal roofs or traditional shingles. Additional mechanical roughs are installed which include electric rough and security rough. Gas lines are installed. The county will inspect. Brick and stonework begins. Brickwork includes soldiers, water tables and other decorative brick accents. We can also incorporate wrought iron or cedar into the exterior elevation. The flatwork, which includes driveways, sidewalks, and patios, is poured.

Your Interior
Meanwhile, we walk with you through the entire home to review the placement of electrical plugs and switches, speaker locations, cable television and telephone outlets, color selections, and any changes you requested to the plan. If your flooring is stained concrete, we cover the slab at this point. Sheetrock is installed and textured. We offer several options of texture including splatter drag and hand trowel. We uncover the floor, and the concrete staining process is performed. Floors must then be recovered.

Exterior Painting and Interior Trim work
At this stage, exterior painting is done. Finish carpentry that includes stair trim out, cabinets, countertops, trim, doors, and mantles is completed. Baths and backslash are tiled.

Interior Electrical
Electrical and security trim out is completed. Wallpaper is now installed as well as mirrors and shower doors. Trim hardware, doorknobs and cabinetry hardware is complete. The final survey is completed. Flooring is completed.

Final inspections
Final clean of the interior and exterior is done and appliances are checked for any defects. Gas and electric meters are installed. A final building inspection is completed and home is now ready for your homeowner orientation and walk through.
